    Additional units require a property-level feasibility check

    Barrie’s guidance covers zoning, building permits, servicing, conservation constraints, parking, and standardized designs for additional residential units. A design catalogue does not remove the need to confirm the lot and chosen plan.

    A lender should see which design fits, required site work, permit status, and completed rent evidence. The City’s general permission should not be converted directly into appraisal value.

    The 2026 incentive does not cover development charges

    Barrie’s 2026 Additional Residential Unit Incentives Program offers specified fee reductions or rebates but says development charges are not included. Intake, eligibility, and available funds are controlled by the current program.

    Keep development charges in the budget unless the City separately confirms an exemption. Also identify whether an incentive reduces an upfront payment or is received after a milestone.

    Development-charge timing needs a current calculation

    The City publishes current charge by-laws, rates, indexing, exemptions, and payment information. Simcoe County and education components may also be relevant to the total collected for development.

    A permit-stage charge can precede a lender draw. Build it into required equity and update the estimate if the application crosses an indexing or by-law date.
